Our Rent Check analyses official rental data from the City of Zurich (as of 2024) and combines it with a proprietary calculation model. This allows us to estimate rent values for combinations of district, contract age and room count that may not be directly available in the raw data.

For each selection, we calculate a median fair rent and a fair price corridor (lower and upper quartile). This range shows what tenants in Zurich typically pay for comparable apartments.

➡️ Example: If your rent is above the upper quartile, you pay more than 75% of comparable apartments and should consider requesting a rent reduction. If it is below the lower quartile, your rent is particularly cheap.

Additionally, the Rent Check visualises the data per district on a map, so you can see differences at a glance.

We use the official rental data of the City of Zurich (Bau516od5161, as of 2024). These datasets contain the average rents of all rented apartments, broken down by district, contract age and number of rooms.

Important: The Rent Check currently only considers non-subsidised apartments (no cooperative or subsidised housing). This ensures realistic reference values for the open rental market.

The calculations are based on official data from the City of Zurich and are updated regularly. Our model gives you a reference value showing what comparable apartments currently cost.

Important: The Rent Check cannot take into account individual factors such as location within the building, condition or special amenities, but it provides a solid market overview.

The underlying rental data is published by the City of Zurich every two years. Our model is updated with the latest data after each publication, so the Rent Check is always up to date.

We also continuously develop the tool to provide you with more precise and detailed results.

Our model can estimate combinations that are not directly available in the raw data (e.g. specific district + contract age). This allows for a more precise comparison.
